At Lexington Square, we understand that moving is a significant life experience. So we’ve developed programs to reduce stress during the process, maximize your comfort during and after the transition, and even save you money all along the way.
Seller Assistance Program
Staging your home for sale makes a difference. As your partner in the moving process, we’ll pay up to $5,000 toward refreshing and staging. You’ll work with our accredited stager, who will even bring on a trusted and skilled handyman to coordinate and supervise any refreshing work that needs to be done. Also, Moving Station, a real estate management company, will work with your local realtor to ensure that your home has all the marketing advantages it needs for a fast sale.
Buyer Bonus Program
We’ll take $1,000 off your monthly bill for five months so you can offer your buyer up to $5,000 at the time of closing. If you provide your home buyer with a seller contribution under the Buyer Bonus Program and then move into Lexington Square within 60 days after closing, we will credit the Buyer Bonus to your monthly maintenance fee at a rate of $1,000 per month. The reimbursement starts with your first full month of residency and continues consecutively each month until the seller contribution sum is satisfied.
HomeSale Program by Moving Station
We’ll waive your fee for this professional service that provides an expert to help manage all the details of selling your home. The HomeSale Program includes:
• speaking with a real estate counselor to assess your needs and lend you support as you become
a consumer of real estate services
• receiving and reviewing two comparative market analyses of your home to help you name an ideal
listing price and choose the best listing agent
• learning how to get your home ready to sell at the highest price possible, given local market conditions
• monitoring local market conditions to develop marketing strategies that improve the visibility
of your home
• getting advice on contract negotiations and the closing process
Moving Service
We’ll come to your home, measure your furniture and evaluate your moving needs. With your furniture measurements in mind, we’ll then develop a floor plan so you know where everything goes. We will also provide ongoing communication to offer problem solving solutions, scheduling and other moving tips. Finally, on move-in day, we’ll arrange your furniture, make your bed and see to it that your personal needs are met. We’ll even help connect your TV, hang artwork, install drapes and blinds and even dispose of moving boxes.
Snowbird Program
Sometimes you want or need to be somewhere else for a period of time. If you find that you must leave for any reason for more than 60 consecutive days, then you may qualify for our “Snowbird” savings program. This discount enables you to save 25% of your monthly bill. After 60 consecutive days of absence, the discount will be applied for the next 120 days. This benefit may be combined with any existing meal credit during your absence.
Entrance Fee Deferment Program (Limited availability)
We’ll defer paying 90% of your entrance fee for up to one year while your home is on the market to sell. The first six months are interest free, and then the balance of the year will be charged at the prime interest rate listed at West Suburban Bank. If you don’t sell your home and can’t pay the 90% balance, your residency will convert to rental status on the 13th month and you will be re-evaluated for life care benefits.
